Hogarth

Private offices in restored historic buildings in Capitol Hill and Uptown. Since late 2024 I have run their marketing end to end — brand, ads, social, campaigns and tracking — with one job: turn vacant suites into leased ones.

01 — The brief

Offices people want, in buildings nobody was searching for

The problem: Hogarth had beautiful suites — doors that close, natural light, 1900s buildings — and almost no channel for anyone to find them. Vacancies depended on word of mouth and a sign in the window. Who it's for: therapists, attorneys, consultants, designers and solo founders, done with coworking and looking for an office of their own that they can bring the dog to.

The solution: a simple brand, an ad system that repeats every week without a redesign, and measured campaigns — so every vacant suite is always in front of the right person.

02 — The system

A weekly rhythm that never needs a redesign

Small-property marketing is won by consistency, not heroic campaigns. So I designed the system once and let it run.

One ad per suite

Every suite has a ready title, copy and branded graphic — with and without a photo — in its building's color.

Craigslist, four times a day

Four posts every weekday, rotating suites and reposting every 3–4 days, because Craigslist ranks fresh. One call to action: call.

Two voices on Facebook

Mon/Wed/Fri, Lily the office dog posts short tips that invite comments; Tue/Thu, one specific suite: “now available.”

Everything measured

Meta Pixel, Google conversion tracking, Tag Manager, UTMs and form CAPTCHA — so every call can be traced to its channel.

03 — The work

An ad system, color-coded by building

One template, four buildings, real interior photography. Green for Pennsylvania, yellow for Lafayette, blue for 750 E 9th — anyone who has seen two ads recognizes the third.

Facebook and Instagram ad series, September 2026.

Craigslist spec cards

Craigslist brings the most calls, so its ads were designed like spec sheets: big suite number, price, what's included, and a single phone number.

Virtual staging

An empty suite photographs badly. For 750 E 9th I furnished the offices virtually so the ad shows what working there would be like, not four walls.

04 — Results

From zero to a channel that works

Paid campaigns launched from scratch in March 2025. Figures from the first report (mid‑2025):

$0.31
average cost per click on Meta
<50 → 653
Facebook page followers in one month
100%
optimization score on Google Performance Max

What the client says: Simon has described me as very talented and good at what I do, and credits the marketing with converting leads. Two years on, I still run the account.

Why it's here

Marketing is the other half of product design

A product nobody finds doesn't exist. Hogarth is where I learned to measure, repeat, and let a simple system do the work — the same instinct I bring to every landing page and conversion flow.
